What Documents Are Needed to Sell a House?
Mia Taylor

Selling a home is a complex process that requires a long list of documents from start to finish. From the initial listing agreement to mandatory disclosures, here are the key pieces of paperwork in the transaction.

Pre-Listing Documents
Before listing your home, gather paperwork related to your ownership and any updates you’ve made.
Purchase documents: Closing paperwork and a copy of the deed.
Homeowners insurance: Keep your policy on hand and maintain coverage through closing.
HOA documents: CC&Rs, fee schedules, and any association paperwork.
Improvement and repair records: Useful for pricing, disclosures, and supporting appraisal value.
Manuals and warranties: Commonly provided to buyers for appliances and systems.
Pre-listing inspection report: Optional, but helps identify repairs before going to market.
Listing agreement: Required when working with a real estate agent.
Comparative market analysis (CMA): Shows fair market value based on active, pending, and sold listings.
Seller net sheet: Estimates your costs and projected profit from the sale.
Preliminary title check: Identifies liens or title issues that could delay the sale.
Seller disclosures: Required forms detailing known issues with the property.
Mortgage payoff statement: Requested by the closing agent to determine your loan payoff amount.

Listing Documents
When you put your home on the market, you’ll typically sign a listing agreement with your real estate agent. This contract outlines the listing price, start date, and the agent’s commission.
When an offer comes in, you’ll review the buyer’s purchase agreement, which details the payment method, closing date, and any contingencies like financing or inspections.
You’ll also receive a home appraisal report during the process. If you’ve had a recent appraisal, you can share that with the buyer, too.

Closing Documents
At closing, you’ll meet with the closing attorney or settlement agent to finalize the sale and sign several documents.
Common closing paperwork includes the itemized closing statement (detailing all costs, fees, and concessions), the deed, and a proof-of-sale document. If you still have a mortgage, you’ll also review documents related to paying off the loan.
